Rates will vary quite a bit depending where you stay. Here is a sampling of rates for a few different places:

Dunes Manor is a couple of blocks north of the boardwalk at 28th street, all rooms are ocean front with balconies. This is one of my favorite properties in OC, and the place I always recommend. My family stays there often. Rates from ~$1000/week in September.  http://www.dunesmanor.com/.

Holiday Inn Suites at 17th Street is right on the boardwalk http://www.ocsuites.com/. Many rooms are ocean front with balconies. The hotel has lots of amenities including indoor and outdoor pools. Rates from ~$1400/week in September.

The Spinnaker is right off the boardwalk at 18th Street (ocean block) http://www.ocmotels.com/spinnaker/. It is a great property, and being ocean block it will be bit more affordable. Many rooms have balconies with a view of the beach and ocean. They have an outdoor pool. Rates from ~$900/week in September.

Dunes Motel is at 27th Street, right at the north end of the boardwalk right at the tram station. It is an ocean front hotel with many ocean front rooms with balconies. It is a great, affordable ocean front motel. It also has rooms with balconies that face the bay. They have an outdoor pool. Rates from ~$600/week in September. http://www.ocdunes.com/

The Flamingo is just north of the boardwalk at 31st Street. It is ocean block with 3 buildings and an indoor pool so it will be more affordable than the ocean front places. They have indoor and outdoor pools. Rates from ~$570/week in September..  http://www.theflamingomotel.com/

Beachmark
, 73rd Street, outdoor pool, ocean block. A basic motel that will be clean, but will not have lots of amenities. (http://www.beachmarkmotel.com/), ~$500/week in September.

Tides
, 71st Street, outdoor pool, ocean block. A basic motel that will be clean, but will not have lots of amenities.   (http://www.tidesmotel.com/), ~$450/week in September.

Sahara
, 19th Street on the boardwalk with ocean block buildings too. No pool. A basic motel that will be clean, but will not have lots of amenities. (http://www.saharamotel.com/), rates from ~$500/week in September.

Beach Plaza, 13th Street on the boardwalk is a nice hotel that was fully renovated last year. No pool. Rates from ~$700/week in September.

Note that all rooms in OC have 10.5% in state and local tax added to their quoted rates. Some places also add a fee for more having more than 1 or 2 people in the room.

Some of the hotels with outdoor pools may have closed their  outdoor pools.

Have a great trip. September is a great time to visit OC!

I would like to plan a group week end trip from New Jersey to OC around June 2012 for about 20 people, and I need to get info on lodgings close to the beach/boardwalk.

Here are a few other ideas of places to stay. I've given you a mix of places and locations so one may better fit your needs. They are all great places. They are listed in no particular order:

Dunes Manor is a couple of blocks north of the boardwalk at 28th street, all rooms are ocean front with balconies. This is one of my favorite properties in OC, and the place I always recommend. My family stays there often. http://www.dunesmanor.com/.

Courtyard by Marriott at 15th Street is ocean front on the boardwalk. It is a new property built about 3 years ago with lots of amenities including ocean front and ocean view rooms with small balconies. It has an indoor pool. http://www.marriott.com/hotels/travel/sbyoc-courtyard-ocean-city-oceanfront/.

Holiday Inn Suites at 17th Street is right on the boardwalk. Many rooms are ocean front with balconies. The hotel has lots of amenities including indoor and outdoor pools. http://www.ocsuites.com/

Here are a few places that are affordable, but clean. I also have 4 children and know it can be tough to find a place to fit everyone. Some of these places may not be able to fit 6 people, so you may need two rooms.

Beachmark, 73rd Street, outdoor pool, ocean block. A basic motel that will be clean, but will not have lots of amenities. (http://www.beachmarkmotel.com/), $139 on weekends in season.

Tides
, 71st Street, outdoor pool, ocean block. A basic motel that will be clean, but will not have lots of amenities.   (http://www.tidesmotel.com/), $129 on weekends in season.

Sahara, 19th Street on the boardwalk with ocean block buildings too. No pool. A basic motel that will be clean, but will not have lots of amenities. (http://www.saharamotel.com/), $134 on weekends in season

Beach Plaza, 13th Street on the boardwalk is $99 weekdays, $129 weekends. This is a nice hotel that was fully renovated last year. No pool.

Note that all rooms in OC have 10.5% in state and local tax added to their quoted rates. Some places also add a fee for more having more than 1 or 2 people in the rooms.

What hotel would you recommend to stay at thats under $100 a night and is within walking distance of the beach? We are looking for one of those not so "name-brand", but decent affordable hotels. Someone that stayed there before recommended a hotel with "BLUE" in the name, but can only find the Blue Apts, that houses students during summer !! HELP, looking to stay this coming weekend. Thanks

Below are a few places that get close, but I know of no place I'd recommend at $100 per night. The ones below are affordable and clean and an easy walk to the beach.

Tides Motel at 71st Street is $119 weeknights, $129 weekends.

Sahara Motel at 19th Street is $124 weeknights, $134 weekends.

Beach Plaza at 13th Street on the boardwalk is $99 weekdays, $129 weekends. This is a nice hotel that was fully renovated last year. If they have rooms this is the place I'd stay.

Admiral Motel
at 8th Street has rooms from $87 weekdays, $119 weekends.

Eden Rock Motel at  20th Street has rooms from $114 weekdays, $134 weekends.

Fenwick Inn at 138th Street is $179 and up.

Your best bet is to work directly with a realtor to find a unit that best meets your needs and budget. They usually rent for full weeks, but if they have availability they will do partial weeks. Two realtors I've used and been very happy with are:

Coldwell Banker:  800.633.1000 http://www.cbvacations.com/
Shoreline Properties: 800.492.5832  http://www.shorepro.com/

I'd use their websites to look at units, but call them to ask questions and make a reservation. Condo's usually rent in one week increments, so it will be best to work directly with an agent to try to arrange your stay.

I am trying to book a weekend at Ocean City. I am on a very limited budget. Is there a company or group that I can go to that will help me find a place that I can afford? (without going to EVERY hotel website there?) Thanks! Colleen

The Castle In the Sand at 37th street is a great midtown location. The hotel is ocean front, but they have several building and several different types of rooms. They have lots of amenities. They have a large outdoor pool. http://www.castleinthesand.com/home.php

Quality Inn and Suites at 33rd street has nice ocean front rooms and indoor and outdoor pools. They have indoor and outdoor pools. http://www.qualityinn.com/hotel-ocean_city-maryland-MD063

Most hotels in OC do require a two night minimum in season, but mid-week Monday thru Thursday you should not have a problem.  As the season winds down you might be able to get a one night stay.  Best bet is to call the hotel directly closer to your stay and see if they have a room available. http://www.ocadmiral.com/index.php

That is a prime weekend.  Labor Day Weekend to be exact.  My advice to you is to go to www.hotels.com and see which hotel comes up with the best rate.  They will not discount rates until the very last minute if they have inventory available.
