Get Answers from the OC Insiders

I'm currently attempting to sell my house and move to the OC area. My question is about property taxes. I keep getting told to move to DE for the savings but is there a huge difference if I wanted to move to OC or Ocean Pines? I figure if I'm going to move to the beach, I want to do it right and not end up too far inland. Can someone tell me the differences between moving to MD or DE. I know DE has no sales tax but what else is different between the states?

The property tax in Delaware is less, no question about it and it is significant.  Now DE does have some fees that they tack on for services, but the net-net is that Maryland has higher taxes.  Maryland offers more services too and OC has great schools.  The City of Ocean City does a great job on serving the public.  If you have a question/problem/issue, someone will get you an answer; they have great customer service.  Now comparable property is much more is DE than MD (beach to beach), so that more than makes OC cheaper on a cost/location comparison.  And yes, live at the beach - it matter!

I have a place in Ocean City and a place by Bethany Beach.  As Savas has mentioned, they may have lower taxes but they have higher water and sewer bills.  Also access to the beach is harder as there is less parking.  Alot of people in Delaware (below Bethany) use the state parks to go to the beach.  The downside to this is you have to pay and the lots fill up early and quick.

I would defer to Bill, Savas and Tara since they own in the OC area...... they are better equipped to answer your question about property taxes... I've heard the same rumor about DE vs. MD, but I've never put a pencil to it.....
